The Promenade Is Filling Up With Places to Play. Here's What's Actually Open Now.

"I think [Level Up] opened in the first place because over the years, the Promenade has been less populated so we wanted families to come back and bring something to Palos Verdes that it hasn't had in a while," Level Up staff member Mandy Rodriguez told The Pen, the Palos Verdes Peninsula High School newspaper, in February 2026.

That explains the new tenant mix at 550 Deep Valley Drive. Most of the Promenade's recent arrivals don't sell anything you carry out in a bag. They sell an hour of bowling, a VR session, or an afternoon for a group of kids. The building's comeback is being built around how long a visit lasts. The next big test, a 35,000-square-foot adventure park, is still listed as "coming soon," and 2026 has three months left.

The Vacancies Came First

The new tenants make more sense once you know what they replaced. The Pen reported that several Promenade stores went bankrupt, more than five closed, and the mall lost visitors year over year. The losses included familiar places. Palos Verdes Pulse reported in January 2025 that Ruby's Diner, next to LA Kings Ice, had closed. In the same roundup, Daisy Buchanan's Pizza Bar had taken over the former Red Brick Pizza space and misc. coffee had opened.

Those were swaps of one café or pizza counter for another. The change since then is that the large spaces are going to entertainment.

Two Anchors, Both Priced by the Hour

The first was ZenesisX, a 9,000-square-foot gaming and VR lounge. It began a soft opening on June 1, 2025, and held its grand opening the weekend of August 16–17, 2025, according to the Daily Breeze. Its site lists more than 50 gaming stations, over 20 VR headsets and more than 100 game titles. The Daily Breeze described its target audience as tweens to teens and said children as young as five were welcome.

The second was Level Up Bowl & Bistro, which opened December 22, 2025. It arrived later than first reported. The same August 2025 Daily Breeze story said a bowling alley with a bar and restaurant was expected to open "this fall." It actually opened just before Christmas. Level Up has 14 lanes, with screen and LED effects, an arcade, and a bistro serving pizza, burgers, wings, salads, cocktails, beer and wine. The Pen reported that four of the lanes are set aside for VIP use and called the venue "a major hit for teenagers and families alike."

Both businesses price by the hour or by the pass. Here are their posted rates as of this fall:

Level Up Bowl & Bistro ZenesisX Gaming Lounge
Basic hourly rate $39.95 per standard lane, weekday early bird $30 all-access hour; $10 esports hour
Peak or extended rate $69.95 per standard lane, weekend peak $70 day pass
Premium option VIP lanes from $44.95 to $79.95 per hour $150 monthly X-Pass
Parties Kids' parties offered; one adult per six minors required $600 for 10 players, 2 hours, host and one drink each
Posted hours Mon–Thu and Sun 11 a.m.–9 p.m.; Fri–Sat 11 a.m.–11 p.m. Not published on the current site

Level Up charges by the lane, not by the person. A weekday early-bird hour split among six bowlers costs less per head than one ZenesisX all-access hour. A two-person weekend evening flips that math. Both sets of rates come from the businesses' own undated pages, so confirm before booking a party. Level Up notes that holiday hours may vary.

One practical detail: the Promenade directory and Level Up's own contact page list different suite numbers. Searching for 550 Deep Valley Drive gets you to the building either way.

The Food Is Following the Visit Length

When a visit runs two hours instead of twenty minutes, food stops being an afterthought. Recent restaurant arrivals fit that pattern.

  • SUGO Social soft-opened in early 2025 on the Promenade's second level, according to Palos Verdes Pulse. What Now Los Angeles describes it as a New American restaurant.
  • Dilly D's Delicious Burgers and Asian Bites are named by What Now Los Angeles as part of the mall's recent additions.
  • Kickin' Kolaches sells Texas-style kolaches, with fillings that range from smoked brisket, jalapeño hot links and pepperoni to fruit with cream cheese. Its online ordering page lists pickup Wednesday through Sunday, 7 to 11 a.m., closed Monday and Tuesday, and notes that pickup hours differ from regular business hours.

Kickin' Kolaches is the only morning-only business on that list. It suggests the Promenade is trying to attract early weekend visitors before the lanes open at 11.

The Directory Runs Behind the Building

Kickin' Kolaches also shows a practical problem. The Promenade's online directory still lists it as "Coming Soon." The shop's own ordering page is taking pickup orders. The directory doesn't show an update date. For now, a tenant's own site or ordering page is a better guide than the mall's list.

That matters for the tenants still marked as coming:

  1. Soup 'N Fresh, Suite 359. An all-you-can-eat soup, salad and bakery buffet with six to eight rotating soups. Its website currently lists only Inland Empire locations, and no Promenade opening date or local pricing has been published.
  2. Riiya Noodle House, Suite 171. Listed as coming soon in the directory. Peninsula High's student paper, The Point, also listed it among expected tenants in a November 7, 2025, article. Neither gives an opening date.
  3. K.S. Choi Taekwondo. Directory listing only.
  4. Mega Looma Epic Adventure Park. This is the largest pending tenant and the one the rest of the plan depends on.

Mega Looma Will Test the Plan

Mega Looma is set to take a 35,000-square-foot space between Level Up Bowl & Bistro and The Sports Complex. It has nearly four times the floor area of ZenesisX. Planned features include arcade games, bumper cars, trampolines, karaoke, a photobooth, and private rooms for parties and events.

The operator has a track record in the area. Gloria Lee, who runs the Looma Space indoor children's playground in Lomita, is behind the project. She also owns SUGO Social upstairs. That gives the Promenade a restaurant owner and an adventure-park owner who are the same person, with both businesses in one building. Each benefits when the other keeps families there longer.

Timing is still open. Mega Looma's website says "Coming Soon 2026." What Now Los Angeles reported in August 2026 that it was slated to open later this year, and said Lee had not responded to questions about the timeline before publication. Level Up was first reported for fall 2025 and opened December 22. Mega Looma's site and the August report are the most recent information available, and neither gives an opening date. If you're planning a birthday party around it, wait until bookings open on its site.

Until then, the Promenade already has a full afternoon on offer. Start with kolaches before 11 on a weekend morning, then book a lane at Level Up, a VR hour at ZenesisX, and lunch at SUGO Social. Most of those businesses weren't in the building two years ago.

The changes at the Promenade are part of what Jane Angel tracks across Rolling Hills Estates, from how the Deep Valley Drive corridor is being used to which local businesses define everyday life on the Peninsula. If you're weighing a move or a sale and want to know how these changes fit into the bigger picture, Jane Angel is glad to talk it through. Book an Appointment.
